Growth Creates Additional Need for Affordable Housing in Columbus, Ohio

An October 2024 Pew Research Center survey found that 69% of Americans said they were “very concerned” about the cost of housing, up from 61% in April 2023. Expanding access to affordable housing is something we focus on every day at Kittle Property Group. Our brand-new West Fork apartment community will bring 216 affordable apartment homes to those in the Columbus area. The community will consist of 1, 2, 3, and 4-bedroom units with rents at 50-70% of the Area Median Income (AMI).

West Fork will feature both three building-story and one-story cottage-style buildings.  The community will be fully gated with a secure entrance, and the amenities will include a fitness center, game room, cyber café, playground, outdoor picnic and grilling area, and a dog park.

The Columbus Region is projected to grow by 35% in the next 25 years, reaching 3 million people by 2050. This kind of growth brings housing, and affordable housing specifically, into the spotlight.

“Affordable housing is so important in these cities experiencing significant growth,” said Erika Scott, Kittle Property Group Vice President. “Our West Fork apartments will allow those who help make our communities work- firefighters, retail workers, delivery drivers, childcare providers, healthcare workers and more- to live in those very same communities.”

Financing for this community includes tax credits issued by the Ohio Housing Finance Agency. The construction-to-permanent lender was NewPoint and the tax credit equity was provided by Huntington Bank.
