August 2026 – Indianapolis, IN – Brickstone Flats is a new construction apartment community located on the southwest side of San Antonio, Texas. With 290 apartment homes, this senior community will serve residents aged 55 and older, with most rents set at 60% of the Area Median Income (AMI), and a smaller number set at 30%. This expanded access to housing that fits seniors’ fixed income helps stabilize households, reduce housing insecurity, and supports greater economic mobility. 

Brickstone will offer a mix of one- and two-bedroom floor plans spread across four interior-corridor buildings. Planned amenities include a clubhouse, fitness center, computer stations, activity space, library, outdoor entertainment area, and a dog park.  

“Brickstone Flats will bring much-needed affordable housing options to seniors in an area where supply is limited,” said Carly Zink, Development Director. “This community is designed to help residents remain in the neighborhoods they know and value, while ensuring their housing remains attainable as they age.” 

The ability to age-in-place is critical to the physical and mental health of seniors. In 2021, the AARP found that when given the choice, 77% of adults over 50 preferred the option to age in place. Being able to stay in the community where they have put down roots allows people to remain active and independent as they are familiar with their surroundings, have a better understanding of area services, and have maintained their social connections. 

These community benefits are made possible through a strong public-private financial partnership. It is financed with tax-exempt bonds from Opportunity Home San Antonio and 4% housing tax credits from the Texas Department of Housing and Community Affairs (TDHCA). In addition, the construction loan, permanent loan and tax credit equity are all provided by PNC Bank.

It is with profound sadness that we share the passing of Brett Scrogham.

Just two weeks before his passing, Brett joined Kittle Property Group as a Development Analyst. While his time with us was brief, his impact was immediate. From the moment he arrived, Brett brought energy, enthusiasm, and a genuine passion for the work we do. We were excited to welcome him to our team and looked forward to watching him grow both personally and professionally.

Brett was a recent graduate of Indiana University’s Kelley School of Business, where he distinguished himself through his commitment to learning, leadership, and service. He was actively involved in the Real Estate Club, earned multiple certifications, and volunteered as a competitive speech and debate coaching assistant. Those who knew Brett consistently describe him as kind, hardworking, humble, and full of optimism.

What stands out most when reflecting on Brett’s life is the way he made people feel. He had a natural ability to connect with others, a positive attitude that was contagious, and a genuine interest in helping those around him succeed. Whether he was working toward a goal, supporting a friend, or pursuing a new opportunity, Brett approached life with determination, integrity, and joy.

While we are heartbroken by this loss, we are committed to ensuring that Brett’s legacy continues to inspire future generations.

To honor Brett’s life and the promise he carried, the Kittle Property Family Foundation has committed $100,000 to establish the Kittle Property Family Foundation Brett Scrogham Real Estate Scholarship at Indiana University. The scholarship will be awarded annually to a student who demonstrates both a strong interest in and commitment to real estate development and/or affordable housing.

Brett believed in the power of education, hard work, and community. Through this scholarship, future students will have the opportunity to pursue those same passions and continue the work that Brett was so excited to begin.

No scholarship can replace the loss felt by Brett’s family, friends, classmates, and colleagues. However, it is our hope that this scholarship will serve as a lasting tribute to a remarkable young man whose future was filled with possibility and whose character left a lasting impression on everyone fortunate enough to know him.

Our thoughts, prayers, and deepest condolences remain with Brett’s family, friends, and all who loved him.

October 2025 – Indianapolis, IN – Just over 24% of the population of Brevard County, Florida is aged 65 or over- higher than the state’s average of 21.6%, according to the U.S. Census Bureau’s American Community Survey. Expanding access to affordable housing is something we focus on every day at Kittle Property Group. Our brand-new Sunset Palms development in Palm Bay will bring 263 affordable apartment homes to those in the Brevard County area.  

Sunset Palms will feature three 4-story buildings and one 3-story building, all with interior corridors. The community will consist of 1- and 2-bedroom apartment homes, all with rents at 60% of the Area Median Income (AMI). All of the buildings will meet the building requirements of the National Green Building Standard (NGBS) Bronze designation 

The recently released study by the Kenan Institute of Private Enterprise at the University of North Carolina and Fifth Third Bank found that Brevard had the highest growth rate among 100 midsized communities during the past five years, as measured by gross domestic product, as well as the second-highest growth rate over the last 10 years. Growth like this can make finding an affordable apartment increasingly difficult for seniors on a fixed budget.

November 2025 – Indianapolis, IN – According to the San Antonio Report, as of June 2024, approximately 95,000 households in Bexar County lacked access to housing options within their budget. This shortage of affordable housing continues to challenge community stability and the well-being of local families. 

To help address this growing need, Kittle Property Group, Inc. (KPG) is proud to announce the development of Emberstone Apartments, a new affordable apartment community that will deliver 247 apartment homes in San Antonio. Designed to serve individuals and families earning at or below 60% of the Area Median Income (AMI), Emberstone will feature one-, two-, three-, and four-bedroom floor plans. 

The thoughtfully designed community will include five three-story breezeway buildings, one two-story walk-up building, and one single-story cottage building. Residents will enjoy modern amenities such as a swimming pool, playground, dog park, and security camera system, among others. Located on Watson Road, Emberstone apartment homes are expected to be available in Spring 2027.

October 20, 2025 – Keene, TX – The Dallas-Fort Worth metro area faces a critical affordable housing shortage with only 17 affordable homes for every 100 renter households in need. This leaves nearly a quarter of area households severely cost burdened (50% or more of household income is devoted to rent), according to The Dallas Morning News. 

Covington Acres, a brand-new apartment community, will bring 252 brand-new apartment homes for those in need of affordable housing. The community, developed by Kittle Property Group, Inc., will offer 1-, 2-, 3- and 4-bedroom floor plans, all at 60% Area Median Income (AMI). Throughout the development process, the City of Keene has recognized the importance of expanding housing options in the area. “The key to making it work is being open to partnerships, creative solutions and keeping the needs of our residents as our top priority,” stated Mayor Lisa Parrish. “We welcome solutions like Covington Acres that will help 252 area individuals/families gain stability and peace of mind when it comes to their home.” 

The site plan consists of six, three-story breezeway buildings. Amenities will include a playground, swimming pool, fitness center, business center, activity/craft space, and a dog park. Covington Acres will be located at 2644 E. US 67 in Keene with apartment homes expected to be available in late 2026.

November 2025 – Indianapolis, IN – Year after year, housing affordability is listed as a top concern for Americans. In fact, 71% believe their community would be a better place to live with more affordable housing, according to a poll done by the National Alliance to End Homelessness. As Kittle Property Group, LLC. focuses on our mission of creating housing through real estate, we continue to work with cities and towns working to address their community’s housing needs. 

We are bringing Compass Pointe, an apartment community with 192 homes in 6 buildings, to the Pueblo, Colorado community.  Compass Pointe will serve individuals and families across a wide range of incomes (from 30%-80% Area Media Income) and sizes with 1-, 2-, 3- and 4-bedroom floorplans. Amenities will include a clubhouse with a community building, pool, fitness center, and a dog park. Each apartment home will have its own washer and dryer!  

Demand for housing is at an all-time high in Pueblo as the market has been under- supplied for years,” stated Erika Scott, Vice President- Development. “We are thrilled to offer a newer product that is packed with amenities, including the hard-to-find 4-bedroom floorplan option!” 

This project is financed by Tax Exempt bonds issued by Colorado Housing Finance Authority, construction loan and state & federal tax credit equity from US Bank, and a permanent loan with Cedar Rapids Bank & Trust. We were also provided with a $750,000 HOME loan from the City of Pueblo and a $2MM loan from the Colorado Department of Housing (DOH). The Housing Authority of the City of Pueblo will be the Special Limited Partner in the deal. 

April 2025 – Indianapolis, IN – The median price of a home in San Antonio, Texas is $315,499, according to San Antonio Report. While that price has remained stable since 2024, it is still out of reach for many. Several factors, including the housing market, will push San Antonio residents to rent apartments to find a place that fits their budget. Our brand-new Riverbreeze development will bring 264 affordable apartment homes to the area. The community will consist of 1, 2, 3 and 4-bedroom units, with rents at 30%, 60% and 70% of the Area Median Income (AMI).  

Riverbreeze will feature three 3-story breezeway buildings.  This community will feature a variety of amenities such as a community room, fitness center, activity/craft space, pool, picnic and a business center. The community is pet-friendly and will offer furry family members a dog park. 

According to the U.S Census Bureau, San Antonio’s population increased more than any other large U.S. city- from 2022 to 2023. This level of growth brings housing, and affordable housing specifically, into the spotlight.
