April 2025Indianapolis, IN – The shortage of affordable rental options in Ohio creates significant challenges for seniors. The 2024 Ohio Housing Needs Assessment reported that a large portion of seniors are cost-burdened when it comes to housing, making it difficult for them to afford basic needs while maintaining housing expenses. Expanding access to affordable housing is something we focus on every day at Kittle Property Group. 

Cedarwood Apartments will bring 223 brand new, affordable apartment homes for seniors (age 55+) to the Columbus area.  The community will consist of 1- and 2-bedroom units with rents at 60% of the Area Median Income (AMI) and will feature three 3-story buildings with interior corridors and elevators, along with 9 one-story cottage-style buildings.  The community will offer residents a wide range of amenities, including: a community room with a kitchenette, fitness center, library, activity/craft space, dog park and scenic walking paths are

Financing for this community includes tax credits issued by the Ohio Housing Finance Agency and tax-exempt bonds from the Columbus-Franklin County Finance Authority. Additional financing for the project includes a construction loan from Huntington Bank, a permanent loan from CitiBank, and tax credit equity from CREA.

The community will consist of 1- and 2-bedroom units with rents at 60% of the Area Median Income (AMI) and will feature three 3-story buildings with interior corridors and elevators, along with 7 one-story cottage-style buildings. The community will be fully gated with a secure entrance, and the amenities will include a community room with a kitchen, fitness center, library, business center with computers and printers, activity/craft space, and a dog park.

Cedar Bluff will be built in a high-growth area of central Texas- just 30 minutes to San Antonio and 60 minutes to Austin. Seguin is a regional hub for manufacturing, retail, and healthcare and is a desirable place to live. Providing local seniors with an affordable housing option in the community where they are established will facilitate stability and continued connections across generations.

Caravel Apartments, our brand-new apartment community will serve this growing age group that is projected to nearly double by 2040.

Kittle Property Group is building a brand-new apartment community in Indianapolis. Sunspring Apartments will be a 26 building, 208-apartment home community for seniors that will serve residents with incomes restricted at 50%, 60%, and 70% of AMI. All buildings will be one story, eight-unit, cottage style buildings with a combination of 1 and 2-bedroom floorplans. This is a 56- acre site located on East 38th Street near the Hancock County line. Sunspring Apartments will bring a much-needed increase of affordable housing to an area where current affordable properties are occupied at 100%.

Sunspring Apartments will have plenty of amenities to provide residents with comfort and convenience! Amenities for this senior community will include a community garden, community building with full kitchen, fitness center, business center, bark park, washer/dryers in each unit, patio or balcony for each apartment home, bike storage, garages available for rent, additional storage units available for rent, and a connection trail to a future IndyParks Greenway.

Financing for the community includes tax exempt bonds issued by the Indiana Housing and Community Development Authority (IHCDA), a construction loan from First Merchants Bank, a permanent loan from KeyBank, and tax credit equity from CREA. First Merchants Bank and CREA are both local to Indianapolis and we are excited to partner with them on a local project!

Cordova Apartments will be a brand-new 283-unit bond deal for seniors who need affordable housing. The unit mix will consist of 1 and 2BR units at 60% AMI. The site plan consists of 4 four-story interior corridor buildings. The 9.6-acre site will be fully gated, and amenities will include a community room with a kitchen, fitness center, business center with computers and printers, activity/craft space, library, and dog park.

Cordova will be built in a rapidly changing area of southeast Houston that is experiencing reinvestment and new development, with high demand for additional affordable rental housing. As the 4th largest city in the nation, affordable housing will remain a key component of the housing market for the foreseeable future.

Houston Housing Finance Corporation (HHFC) is the bond issuer, general partner, and general contractor on the deal (with KPG being the master subcontractor). Our partnership with them will allow for a full property tax exemption and construction material sales tax exemption. The project is financed by tax exempt bonds with a cash collateralized construction loan from KeyBank, a permanent loan from Cedar Rapids Bank & Trust, and tax credit equity from US Bank.

January 17, 2024Kansas City, MO – Kittle Property Group, Inc. is bringing a brand-new affordable housing opportunity for 252 families or individuals in the Kansas City metro-area. The Depot Apartments will provide a housing option that fits the budget of a growing work force. Addressing the affordable housing gap is crucial in a city that lacks 64,000 affordable rental homes, according to the Mid-America Regional Council. The Depot will consist of 1-, 2-, 3- and 4-bedroom apartments, serving households of all sizes.

 

The Depot is a $60.7 million apartment community to be built on Kansas City’s South side. Located near Millennium Santa Fe Elementary and Hickman Mills Middle School, and a library branch, residents will enjoy this desirable and convenient location. This is a 31- acre site located within the East Bannister PIEA Planning Area, adjacent to the Three Trails System and a transportation hub.  The Depot brings value to the larger community by finally connect the walking trails that has long been missing a piece, with improvements to the city’s sidewalk system.

To develop The Depot, Kittle Property Group was awarded $24.4 million in federal tax credits, to be received over ten (10) year period, from the Missouri Housing Department Commission (MHDC). Include Tax Exempt Bond language? KeyBank also provided funding in the form of a $34.6 million loan. The community will provide an affordable housing option, and rent will be determined based on the Area Median Income (AMI) and the number of people in the household. The Depot will be ready to pre-lease this spring.
