However, our maintenance team has always had a special role as the face residents see all over the property, including in their own apartment home. Maintenance team members are the key to making a building feel like home to our 30,000+ residents.
And while this has never been an easy job, it has certainly become considerably more challenging due to the pandemic. Our maintenance team members continue to provide essential services- going into homes (now often with residents home), out to buy supplies and sometimes filling in when coworkers are quarantined. Their dedication to our residents and the company is incredible and absolutely critical to maintaining our resilience throughout the pandemic.
In recognition, we have started the BOOTS! Initiative for maintenance team members! We have partnered with SR Max as the Kittle Property Group approved slip resistant footwear provider. SR Max offers great slip resistant footwear solutions from their own SR Max brand line-up, to top brands like Timberland, Keen and many more. Many shoes feature their MaxTrax™ slip-resistant outsole – an industry leader in slip resistant technology.
Every September, maintenance team members receive $200 allowance to order boots from the SR Max website. New-Hires will receive the $200 allowance during onboarding. The $200 can be used however needed, including on more than one pair if desired. This allows team members living in northern climates to purchase a pair for summer and a pair for winter!
We are so excited to have provided 218 pairs of boots in this first year of the BOOTS! Initiative! Our maintenance team members were excited to receive and show off their new boots, and we heard from others around the company that they were thrilled to see these team members recognized and rewarded for their commitment. And that’s what we call win-win!

Kittle Property Group Recognized as Top Workplace by USA Today/Indy Star
We are so proud to have been named a Top Workplace by the IndyStar!! This honor would not have been possible without the contributions of each and every team member! Strengthening our workplace culture is something we have been working on for years. We started the Engagement Committee over 10 years ago, and officially recognized Culture as one of our values in 2011. We knew then that focusing on our culture would be a long-term effort, but one that would be meaningful to all of our team members. We have consistently worked to collect feedback, address the information we receive and make the changes that will have an impact.
In late 2021, we were nominated as a workplace in Central Indiana with 50 employees or more that exhibits exceptional qualities. You may remember that we asked all team members to fill out an evaluation of the company with a 24-question survey. Those responses were evaluated to determine which companies to recognize. Top Workplaces award winners are determined entirely by employee survey feedback!
After the feedback was collected, we were provided with a big picture executive summary that told us:

Moving into the Ft. Myers Market
Kittle Property Group, Inc. closed on the land for a new construction workforce housing/market rate community in Ft. Myers on the Gulf Coast in Florida. We had the unique opportunity to purchase this land in a highly sought after MSA in southern Florida. Ft. Myers has a strong performing rental market, filled with high paying jobs and educated individuals. The current development will be situated on 23 acres with frontage along Ortiz Avenue and exposure to I-75.
Mass grading of the development is set to begin in the coming weeks and closing on the debt/equity will transpire during the 3rd quarter of 2022. This new community will showcase nine 4-story elevator operated buildings and host 384 apartment homes- one of KPG’s largest communities- and will entertain a combination of luxury finishes and amenities to remain competitive in the market.
The purchase was financed through our land equity fund and guidance line of credit with First Internet Bank. These sources of capital have been vital for our development pipeline as we navigate land acquisitions in booming sunbelt markets.
The Promenade is Ready for Residents!
We are extremely excited to announce that we have received our building certificate of occupancy for Building #1 at the Promenade Apartments in Beaumont, Texas! This community is our 4th in Beaumont, joining Cypress Place, The Cottages at Old Dowlen and Laurel Vista, but this is our first to enter the workforce market rate housing market in this city outside of Houston. The 2nd and final building will be delivered to Property Management in March. When completed, the community will have a total of 212 apartment homes.
Residents will enjoy the community’s fully functional clubhouse/ leasing office, pool restroom and maintenance building and resident package delivery center. In their apartment homes, they will find stainless steel appliances, as well as the last minute additions of ceramic backsplashes and granite counter tops that are going in now in the kitchens. Other special features include 2 elevators in each building so residents can get to their apartment homes quickly, and the lake will have a dancing water fountain that changes colors.

Grand Opening in Winnie, Texas!
We celebrated the Grand Opening of Magnolia Station Apartments in Winnie, Texas recently! This beautiful community was developed in partnership with the Texas General Land Office (GLO) in response to the loss of housing stock after Hurricane Harvey devastated the region. Guests were able to tour the community and walk-through an apartment home. We had perfect weather to explore outdoor amenities like the bark park with an agility course!
Magnolia Station Apartments is an affordable new construction development consisting of 5 residential buildings and a clubhouse to be located in Winnie, TX. The project was awarded a $6.25 million Community Development Block Grant to aid in rebuilding much-needed housing in the aftermath of Hurricane Harvey which impacted the area in 2017. In addition, Merchants Bank of Indiana is providing a $3.5 million revolving loan facility to finance construction draws.
The property’s 44 units will serve households at a range of area median incomes (AMIs) – 5 units will be affordable to households at 30% AMI; 27 units will serve High HOME-eligible households (approximately 60% AMI); and 12 units will be market-rate units with no income restrictions. The community will have a leasing office/clubhouse with a business center, equipped fitness center, community room, and playground.

Florida Portfolio Expansion!
We are expanding our portfolio in the beautiful state of Florida! Our newest community, Swiftwater, will be located in Port Charlotte. It will consist of 288 one, two, and three bedroom apartment homes encompassing 12 buildings and one club house serving the workforce housing market. The apartments will offer upgraded finishes such as pantries, screen porches. USB outlets and garden tubs for residents to enjoy. The clubhouse includes a fitness center, community room, and a business center with Wi-Fi, in addition to the leasing office. Outdoor amenities will include an entertainment area, dog park, bike racks, grilling area, hammock garden, fire pit, and corn hole turf. A large pool with a Baja shelf and a covered lounge area will also be offered.
Swiftwater will be part of the Westport community which has a newly built aquatic center, Centennial Park, and numerous interconnected walking paths. We are in an ideal location, between two thoroughfares, HWY 41 and Veterans BLVD, and near the Port Charlotte Town Center. Additionally, Port Charlotte has a strong need for new apartment homes and we are thrilled to bring our product to the market.
The financing portion includes a construction/perm loan from Aegon and preferred equity from Parse Capital. It’s exciting to see our workforce housing/market rate portfolio grow!
New Headquarters
Kittle Property Group, an industry leader in the development, construction, and management of affordable multi-family apartment homes, recently purchased Two Parkwood, now known as the Kittle Building, on Indianapolis’ north side. The acquisition was rooted in an exciting mission of rebranding, forward movement, and a strengthening of the company ethos of Culture, Community, and Commitment. Carefully placed and varied types of spaces were provided to support a hybrid work model and ever-evolving needs for employees and visitors. The design skillfully addressed existing conditions and sustainability efforts, while presenting a clean, new aesthetic for the well-respected company. Layered architectural details and finishes demonstrate not only the company’s willingness to invest in physical space for their team, but also the dedicated, creative approach offered to their valued clients.

Welcome to the Tar Heel State!!
Kittle Property Group has completed the entitlement and closing process for Spire Apartments in Charlotte, NC! We closed on the land for this community in December, and this additional work since December has allowed us to close with our capital partner, Protective Life Insurance Company. Spire is our first property in North Carolina.
The community sits on a 17-acre parcel of ground that is located in the red-hot University City submarket of Charlotte, North Carolina, where we will be delivering 288 apartment homes targeting the workforce in the area. The community will encompass a number of 1, 2 and 3 bedroom apartments featuring high-end finishes such as stainless steel appliances, granite counter tops, wood flooring and a luxurious club house surrounded by a tranquil wooded setting. Community amenities include a business center, fitness facility, picturesque pool with outdoor grills, hammock garden, pet spa and park.
Our construction team is ready to start building immediately! I look forward to watching it progress over the coming months!
